And it’s true: if you can get something at a better price and with total security, why would you pay more, and with added stress, doubt, or insecurity?
This is exactly what comes to mind after successfully closing my last two deals advising buyers in Mijas.

When I accompany a buyer in the search for their next home, my job goes far beyond simply showing properties. First, I qualify them and confirm they are ready to buy, but I also make sure to really get to know them:
- Their current home and the reasons for moving
- Lifestyle, family, and hobbies
- Distance to work and social life
- Love for animals and other passions
- Noise sensitivity, area preferences, etc.
With all this information —which often comes up in just a few minutes of conversation— I can focus the search on a specific area of Mijas or even nearby towns along the Costa del Sol.

I start by thinking about properties I already have in mind, and then I turn to professional platforms exclusive to agents, such as Resales, MLS, or Inmobalia.
These tools ensure that the properties listed are reliable, since agencies must comply with regulations and provide the proper documentation before advertising a property.

Before presenting any options to my client, I run a quick check: availability, exact location, and details that aren’t always visible on public portals. This way, I can offer a first selection that’s already tailored to their needs.
From Analysis to the Best Price
When we find a property they like, I perform a Comparative Market Analysis (CMA). I study the area, similar properties on the market, time listed, and any detail that helps confirm whether the asking price is right.
Negotiation isn’t just about asking for a discount. It’s about arguing with data and experience to reach a fair middle ground between buyer and seller.
A Good Deal for the Buyer
In my most recent transactions, my clients purchased for €15,000 and €20,000 below the listed price. In some cases, that amounts to several months’ salary —a more than significant saving.
On top of that, my fees were covered by the seller’s agency. On the Costa del Sol, agencies work collaboratively: the seller’s agency shares part of their commission with the buyer’s agent. This way, my clients benefit from my advice, experience, and access to properties from other agencies at no additional cost.
