In recent months I’ve helped sell several flats in Las Lagunas, most of them 3-bedroom. Here are some of the most common buyer profiles I’ve met.
Buy-to-let investors
I sold a 3-bedroom flat to an investor seeking rental returns. This type of buyer is very demanding: they study the market thoroughly, and need to verify that the investment offers better returns than placing their money in a fund.
First-time buyers with sufficient income
These are clients with a special sparkle in their eyes. Excited, eager to build their home together. Helping them achieve it is something I especially enjoy.
They usually pay close attention to the area and budget, seeking a home that lets them maintain their standard of living.
First-time buyers with lower incomes
These are normal, decent incomes, but low compared with current house prices on the Costa del Sol.
Professionals in the sector see clearly that the market is heavily marked by foreign buyers, while local salaries aren’t comparable to European ones.
These buyers are usually frustrated: they’ve been searching for a long time and feel the situation is getting worse.
Buyers who need more space
Families with two children who need a 3-bedroom home to give one to each child. The problem arises when their current home becomes too small, but they can’t afford to buy a larger one.
The financial burden in taxes between selling their current home and buying the next is, in many cases, unbearable.
Buyers from another era
Years ago it was normal to see “for sale” signs hanging for months. That no longer exists today.
Currently, buyers don’t have much margin: if they’re not careful, another buyer will take the home. It’s happened to me many times that while a client thinks it over, another more decisive one arrives and buys without hesitation.
That’s why reflection must happen before. It’s essential to be clear about what you want to buy so that when the right property appears, you’re ready to make an offer.
