Energy Performance Certificate (EPC)

If you are going to sell or rent a property in Mijas, Fuengirola, Marbella, Benalmádena or anywhere on the Costa del Sol, there is one document you cannot do without: the Energy Performance Certificate (EPC, “CEE” in Spanish). Here’s a simple explanation of what it is, when you need it and how to get it without any hassle.

What is the Energy Performance Certificate?

The EPC is an official document, drawn up by a qualified technician (architect, building engineer or engineer), that assesses the property’s energy consumption and assigns it a rating from A to G (from most to least efficient). Once issued, it is registered with the regional authority (Junta de Andalucía) and is valid for 10 years.

Why is it compulsory?

Selling or renting a property without the EPC is not legal. It has been required by law since 2013, and in addition:

  • It must appear in any listing for sale or rent (the energy label rating).
  • The notary requires it at the time of signing the sale: without the certificate, the deed cannot be completed.
  • Many valuations and bank procedures also request it, so it’s best to have it ready as early as possible.

In practice: if you want to avoid last-minute surprises or delays, the ideal is to have the EPC ready before the valuation and, of course, before sitting down at the notary. It’s a quick procedure, but it’s better to sort it out in good time.
