And the truth is, if you can acquire something at a better price and with total security, why pay more and buy with uncertainty, stress or mistrust?
This is what comes to mind after successfully closing my two latest deals advising buyers in Mijas.
Knowing the client, the key to success
When I accompany a buyer in the search for their next home, my job goes far beyond showing properties. First I qualify them and confirm they’re in a position to buy, but I also try to get to know them in depth:
- Their current home and the reasons for the move
- Their lifestyle, family and hobbies
- Distance to work and social life
- Love of animals and other interests
- Sensitivity to noise, area preferences, etc.
With all this information —which comes up in just a few minutes of conversation— I can focus the search on a specific area of Mijas or even nearby municipalities of the Costa del Sol.
Professional tools that make the difference
First I think of properties I already have in mind and then I turn to professional platforms exclusive to agents, such as Resales, MLS or Inmobilia. These tools ensure that the listed homes are reliable, since agencies must comply with regulations and hold the corresponding documentation to advertise a property.
Peace of mind and trust
Before presenting options to my client, I carry out a quick review: availability, exact location and details not always visible on the portals. This lets me offer a first selection tailored to their needs.
From analysis to the best price
When we find a home they like, I carry out a Comparative Market Analysis (CMA). I study the area, similar properties for sale, time on the market and any detail that lets me confirm the price is right.
In negotiation, it’s not just about asking for a discount. It’s about arguing with data and experience to reach a fair meeting point between buyer and seller.
A good deal for the buyer
In my latest deals, my clients bought for 15,000 and 20,000 euros less than the listed price. In some cases, that equals several months’ salary — a more than significant saving.
What’s more, my fees were covered by the seller’s agency. On the Costa del Sol, agencies work collaboratively: the seller’s agency shares part of its fee with the buyer’s agency. This way, the client gets my advice, experience and access to properties from other agencies at no added cost, allowing me to offer the best home for each client even if it isn’t listed with my agency.
This model guarantees security, trust and, in many cases, considerable savings.
