A giant step towards buying and selling safely on the Costa del Sol.

As a real estate agent who lives and works day in, day out on our beloved Costa del Sol, I have some very important news to share with you. On 3 December, the Parliament of Andalusia gave the green light to the new Andalusian Housing Law, a piece of legislation that not only brings order to the sector but also represents a historic victory for citizens — both those looking to buy and those wishing to sell.

Why is this excellent news for you?

This law was born with a clear objective: to make access to housing easier and to offer the framework of legal certainty we so badly needed. Among its key points are the boost to affordable housing and the fight against illegal squatting, but there is one fundamental change I want to talk to you about today that directly affects how houses are bought and sold in our area.

Real professionalisation:

Until now, almost anyone could claim to be a real estate agent without needing to prove any knowledge or guarantees. That ends with the new law.

At last, to work as a real estate agent in Andalusia, it will be compulsory to hold accredited, specific training and to have the necessary civil liability and surety insurance. What does this mean for you as a buyer or seller?

  1. Total protection: if any legal or financial issue arises, you’ll be backed by professional insurance.
  2. Expert advice: you won’t be in the hands of someone “trying their luck”, but of a professional who knows the regulations, taxes and procedures inside out.
  3. Peace of mind: you’ll know that the person you entrust with your most important asset has the legal backing to handle it.

My advice: ask before you act

The new law will come into force very soon and the requirements will be strict. So if you’re thinking of putting your property up for sale or you’re looking for your next home on the Costa del Sol, my recommendation is clear: ask your agent.

Don’t be afraid to ask them to prove their training and to confirm they hold the compulsory insurance required by the new regulations. A true professional will be delighted to show you their credentials. Those who aren’t prepared could find themselves — and drag you — into serious legal and administrative problems once the law is fully operational.

In a market as dynamic and competitive as ours, your security is not negotiable. This law is a wonderful tool to clean up the sector and ensure that only the best and most prepared are by your side.

Do you have questions about how this new law affects you, or want to know whether your home meets the new requirements? I’m here to help. As an agent specialising in the Costa del Sol, my commitment is your peace of mind.

Let’s talk and ensure the success of your next real estate transaction!
